We have chosen to specialize in the foreclosure market and to assist homeowners who are facing foreclosure as well as assist buyers and investors with purchasing distressed property. In order to provide our clients with a high level of service we have committed to additional certification training by completing one of the following programs.

CDPE Certified Distressed Property Expert® (CDPE)
A Certified Distressed Property Expert® is a real estate professional with specific understanding of the complex issues confronting the real estate industry, and the foreclosure avoidance options available to homeowners. Through comprehensive training and experience, CDPEs are able to provide solutions for homeowners facing hardships in today's market, specifically short sales. This extensive program prepares agents for assisting homeowners, negotiating with banks and managing the various programs and paperwork associated with these types of transactions.

NAR SFR Short Sales and Foreclosure Resource Certification
As NAR's (The National Association of REALTORS®) newest certification program, the Short Sales and Foreclosure Resource Certification (SFR) provides agents with specialized training for operating in today's distressed marketplace. SFR includes training on both sides of the transaction. Agents are provided with the framework for qualifying and assisting distressed sellers as well as protecting buyers and investors.


Do I qualify for a short sale?
The qualifications for a short sale include any or all of the following:
  1. Financial Hardship - There is a situation, often out of your control, causing you to have trouble affording your mortgage.
  2. Monthly Income Shortfall - A lender will want to see that you cannot afford, or soon will not be able to afford your mortgage.
  3. Insolvency - The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage.
