The Landings and Bay Colony
The Landings and Bay Colony neighborhoods are a hidden gem in Northeast Fort Lauderdale. One of the great things about these neighborhoods is that they provide a diverse inventory of housing units, with the vast majority consisting of individually owned single family homes and condominiums. There are approximately 2,265 residential properties bordered by Commercial Blvd., US-1, 62nd Street and the Intracoastal Waterway, of which 1,616 are condominium units. Despite what seems like a large number of condos, this area is relatively low density and maintains its quiet feel due to the extensive waterway system and limited street access.
Thoughts on Condominium Ownership
Within our condominium inventory there are plenty of options for all types of owners. About half of the units are owner occupied with year round residents, with the remainder being second homes or investment properties. While most of the local associations do not allow short term or vacation rentals, many of them are used as long term rental properties and generally make sound investments. Condominium ownership is not for everyone however, so if you are considering buying a condo, make sure that you and your REALTOR® review the association rules carefully. Common deal breakers include pet restrictions, limited parking, rental restrictions and high condo association fees. Generally speaking associations offer good value and convenience for the fees they charge, but if 24 hour security and heated pools are not important to you, then you may want to opt for one of the no-frills condo options.
Waterfront Condo Options
Over half of our local condos are located on waterways and most offer dockage for your boat. These are very popular for the waterfront views as well as the great value they offer boaters. When available, owners can lease dockage from the association for only a few dollars per foot, per month. Renting a dock at a local marina can cost more than 10 times this depending on the size of boat you own. Keep in mind that most slips are for smaller vessels, maxing out at about 50 feet. Bay Colony Club provides the largest marina, and with 24 hour security, tennis courts and 3 pools this community offers some of the best all-around value for the money. Another popular condo is The Warwick, which is located on the Intracoastal, offering big views, dockage, security, updated common areas and a nice waterfront pool. If you need dockage, but security and amenities are not important then consider Heritage Landings and Royal Lauderdale Landings, both located on the south side of Landings Inlet off 51st Street.
