Central Beach is the vibrant heart of Fort Lauderdale Beach, occupying the barrier island between the Atlantic Ocean and the Intracoastal Waterway. The neighborhood generally extends from the Bahia Mar area north toward Sunrise Boulevard, with A1A—Fort Lauderdale Beach Boulevard—serving as its signature oceanfront corridor. This is the part of the barrier island most people picture when they think of Fort Lauderdale Beach: a broad sandy shoreline, the beachfront promenade, palm-lined streets and a mix of residential towers, resorts, restaurants and recreation just steps from the ocean.

Real estate in Central Beach is predominantly condominium living, ranging from established mid-century and boutique buildings to newer luxury high-rises and branded residences. Condo-hotels and full-service resort properties are also an important part of the neighborhood, giving Central Beach a distinctly cosmopolitan feel compared with quieter residential areas farther north and south. Continued public and private investment has reshaped the skyline while enhancing the pedestrian experience, parks and public spaces. Las Olas Boulevard terminates at the beach near Las Olas Oceanside Park, while Fort Lauderdale Beach Park, the Fort Lauderdale Aquatic Complex, marinas, boating, fishing charters, watersports, dining and nightlife are all nearby. At the southern end of Central Beach, Bahia Mar Yachting Center is one of the principal venues for the Fort Lauderdale International Boat Show, joined by nearby Hall of Fame Marina and Las Olas Marina.
