The Latest Proposed and Approved Condo Projects
Fort Lauderdale Beach is experiencing one of its most active periods of condominium development, with new luxury projects proposed or underway along both the Atlantic Ocean and Intracoastal Waterway. Developers are replacing older hotels, apartment buildings and low-rise commercial properties with larger residences, resort-style amenities and expanded waterfront spaces. The current pipeline ranges from intimate boutique buildings to major mixed-use destinations with hundreds of condominiums, hotel rooms, restaurants and shops. Together, these projects reflect Fort Lauderdale’s continued evolution into a nationally recognized luxury coastal market.
Opus at 701

Opus at 701 is an approved 13-story luxury condominium planned for a 0.78-acre Intracoastal site at 623 and 701 Bayshore Drive. The development will replace the 12-suite Manhattan Tower Hotel, built in 1955, and a neighboring 11-unit apartment building dating to 1949. Plans include 54 residences ranging from approximately 1,303 to 3,384 square feet, with an average residence size of about 2,028 square feet. The building will offer two-bedroom, two-bedroom-plus-den and three-bedroom residences, along with four three-bedroom-plus-den penthouses. Amenities will include an Intracoastal-facing pool, private cabanas, club and dining rooms, a spa, fitness and yoga facilities, plus a rooftop pool and clubhouse. Opus at 701 was designed by Adache Group Architects, with CNB Contracting identified as the developer.
The Ritz-Carlton Residences, Fort Lauderdale Beach

The Ritz-Carlton Residences, Fort Lauderdale Beach is officially offered for sale, with prices beginning at approximately $2.5 million. Located at 551 Bayshore Drive on a 1.58-acre Intracoastal site, the development will include 83 residences in two 13-story towers. Homes will range from approximately 1,550 to 3,480 square feet and feature floor-to-ceiling sliding doors, white oak plank flooring, spacious terraces and an emphasis on waterfront views and natural light. Amenities will include two swimming pools, a private dock, residents’ lounge with catering kitchen, sports simulator, movie room and children’s playroom, along with Ritz-Carlton valet, concierge and lifestyle services. The project is being developed by MICL and Admire Capital, with architecture by Garcia Stromberg and interiors by Dan Fink Studio. Unlike the existing Ritz-Carlton on Fort Lauderdale Beach, this will be a residential-only development rather than a combination of hotel and condominium units.
Pier Sixty-Six (Phase Two)

As of June 2026, Tavistock Development Co. has submitted an updated development application for the second phase of Pier Sixty-Six, covering approximately eight acres on the north and south sides of the historic resort at 2301 S.E. 17th Street. The proposed project would include four buildings, with the tallest reaching approximately 270 feet, and a combined 339 residential units. Plans also call for restaurants, retail space, a grocery store, offices, a waterfront promenade and a one-acre water basin on the south parcel. A new public space beneath the 17th Street Causeway would be developed in partnership with the city and state. Residence sizes, pricing, residential amenities and the project architect have not yet been announced, and the second phase remains in proposed status.

One on One Harbor Beach

One on One Harbor Beach is a proposed 22-story condominium at 3034 and 3049 Harbor Drive, on a 0.75-acre site along the Intracoastal Waterway. The expanded plan would replace a vacant parcel and an existing eight-unit apartment building with 36 residences and 112 parking spaces. Most residences would range from approximately 1,836 to 3,723 square feet, while two duplex penthouses would measure approximately 9,470 and 9,664 square feet and include private rooftop spas. A seventh-floor amenity deck would feature a pool, spa, social club, outdoor bar, game room, fitness center and wellness facilities. The project is being developed by Camaco Development and designed by Fort Lauderdale-based Adache Group Architects; pricing has not been announced, and the revised expanded plan remains proposed.
Las Olas Ocean (Elbo Room Site)

Las Olas Ocean is a proposed mixed-use redevelopment spanning approximately 4.35 acres and nearly an entire city block near Las Olas Boulevard and Fort Lauderdale Beach. The project would replace a collection of low-rise motels, bars and shops, although the historic Elbo Room would remain as a recognizable piece of the beach’s past. Initial plans include two 29-story towers with 500 traditional condominium residences, along with 373 hotel rooms, restaurants, shops, outdoor dining areas and a pedestrian paseo connecting the beach with A1A. The residential mix would include 141 one-bedroom units, 347 two-bedroom units and 12 three-bedroom units, although individual square footage, pricing and private residential amenities have not been announced. There is talk of a substantially revised proposal, but no details can be confirmed. The project is being developed by entities led by Aiton “AJ” Yaari and Lior Avidor and designed by Kobi Karp Architecture; it remains proposed and is not yet officially offered for sale.
Pillars Club & Residences

Pillars Club & Residences is a proposed 15-story, 144-foot luxury condominium on a 0.7-acre Intracoastal site at 109 to 111 North Birch Road. The development would replace seven apartments and the 18-room Pillars Hotel and Club, a boutique waterfront hotel originally built in 1968. Plans call for 43 residences, with most units ranging from approximately 1,415 square feet with two bedrooms to 3,110 square feet with four bedrooms. Two rooftop penthouses would measure approximately 5,332 and 5,415 square feet, and each would include a private pool. Amenities would include an Intracoastal-facing pool, a rooftop pool, spa facilities and several plunge pools. The project is being developed by a joint venture between Mazalub Real Estate and SR Holdings Group and designed by Kobi Karp; pricing has not been announced, and the building remains proposed.
Amalfi

Amalfi is a 20-story luxury condominium planned for a 0.84-acre site in the Dolphin Isles neighborhood of Fort Lauderdale Beach. The project will replace several small apartment complexes across five assembled lots with just 38 residences, creating one of the lower-density buildings in the current development pipeline. Residences will range from approximately 2,632 to 3,762 square feet, plus balconies, while the two top-floor homes would each include a private rooftop terrace and swimming pool. Second-floor amenities would include a pool, fitness center, resident lounge with catering kitchen, golf simulator, sauna, yoga room and dog wash, while an automated basement parking system would accommodate 115 vehicles. Amalfi is being developed by New York-based Moore Group Corp. and designed by Miami-based Kobi Karp Architecture. Pricing has not been announced.
A New Generation of Fort Lauderdale Beach Condos
These developments demonstrate how varied the Fort Lauderdale Beach luxury market is becoming, from branded residences and boutique Intracoastal buildings to expansive mixed-use destinations. Buyers will have options ranging from relatively intimate buildings with fewer than 50 residences to large-scale communities containing hundreds of condominiums, hotel accommodations and public spaces. Several projects are still moving through the approval process, which means designs, residence counts, amenities and construction schedules may change. Buyers considering a preconstruction purchase should confirm the current development status, deposit structure, estimated completion schedule and condominium documents before making a commitment.

Selene Oceanfront Residences

Selene Oceanfront Residences is the newest completed luxury condominium development on Fort Lauderdale Beach. Kolter Urban completed the two-tower, 26-story project in late 2025, with closings beginning in October. Located at 151 North Seabreeze Boulevard, directly across from the beach and near Las Olas Boulevard, Selene includes 194 residences with ocean, Intracoastal and city views.
The development offers two- and three-bedroom residences, along with a limited collection of larger penthouses. Amenities include two elevated pool terraces, a fitness center, resident lounges, private dining and entertainment spaces, valet parking and a ground-floor restaurant. With residences now move-in ready, Selene represents an important transition for the Fort Lauderdale Beach condominium market—from a long development pipeline to the delivery of a major new supply of completed luxury homes.
