Regional Executive Summary

South Florida residential activity strengthened in June, providing an encouraging conclusion to the first half of 2026. Closed sales increased substantially from one year ago, while active inventory and months of supply declined across every market included in this report.

Single-family homes remained the tighter and more competitive market, with regional supply at 4.3 months and the median sale price up 4.9%. Condos also improved, but 10 months of supply, longer days on market and price declines in Broward and Miami-Dade continued to give buyers more leverage.

At midyear, the data suggests that South Florida has moved beyond the inventory buildup and slower sales environment that defined much of the previous year. Stronger transaction volume is beginning to absorb available supply, although the pace of improvement varies considerably by county and property type.

Palm Beach currently shows the strongest overall fundamentals, while Miami-Dade’s condominium market remains the most favorable to buyers. During the second half of 2026, the key question will be whether buyer activity remains strong enough to sustain recent sales gains and absorb more of the available inventory.

The South Florida market has shown significant improvement in the first half of the year, but single-family homes and condos still remain two distinctly different markets.

South Florida regional sales improved for both single family homes and condos, while declining inventory reduced available supply. Single-family homes remained considerably more competitive, while the condominium market continued to offer buyers more selection and negotiating room.

Broward recorded the region’s strongest single-family sales increase (26%), while homes also reached contract faster than one year ago. Condo sales improved, but falling prices, longer contract times and limited pending-sales growth show that the recovery remains less established.

Miami-Dade’s single-family market benefited from lower inventory and improving demand, although homes took longer to reach contract. The condo market remained the region’s most buyer-favorable, with the highest supply, longest days on market and largest price decline.
